Jakarta, CNBC Indonesia – Not long ago, Gilang Dirga uploaded a post on his Instagram account which was quite surprising. Gilang voiced his protest to collect the apartment certificate promised by the developer.
“I was repeatedly given sweet promises to AJB, and the process of giving a certificate from the apartment @signatureparkgrande__official but until now there is no clarity. I’ve been waiting for years. And the answer remains the same. Is this how you deal with consumers?”
That’s what was written in Gilang Dirga’s personal Instagram post. As reported second, Thanks to this post, the property admin has provided a response, however, there is still no clarity regarding the delivery of the certificate.
“Yes, we’ll just have to wait for good intentions because after it was posted, there was an answer from the admin. The admin said we’ll contact him later, now I’m just waiting to be contacted,” said Gilang Dirga when met at Trans 7 Studio, Mampang, South Jakarta, Tuesday, as quoted seconds (12/9/2023).

There are three legal documents related to apartment ownership
When purchasing an apartment, there will be three certificates that generally appear. First is the certificate Sale and Purchase Binding Agreement (PPJB). This certificate is generally obtained when buying an apartment that is still under construction.
PPJB is an agreement made by the seller and buyer of property before the AJB (Deed of Sale and Purchase) is issued. This means that the PPJB certificate is proof that you have purchased property, but the AJB will be made by a notary.
After the PPJB Certificate, there is also a building ownership certificate (SKGB). SKBG Sarusun is a new legal instrument regarding proof of ownership of residential units in the form of flats specifically intended for low-income people (MBR).
And the last one is SHKRS or apartment ownership rights certificate which is nothing but a fragment of Building Use Rights (HGB). HGB status itself is divided into several types, and one of them is Owned HGB, namely apartments built on land owned by individuals or owned by developers.
Owned SHKRS/HGB has a validity period of 30 years and can be extended for another 20 years.
